A simple investment, already generating income and in a strategic location. In Ponte San Pietro, directly opposite the train station, we offer for sale a shop of approximately 41 square meters, located on the ground floor and featuring a street-facing window. The property is located in a particularly attractive location for visibility and traffic, thanks to its immediate proximity to the station and local amenities. The shop is being sold already leased with an existing rental agreement, making it an ideal solution for those seeking a real estate investment that generates immediate income, without the need to find a new tenant. The current rent is €400 per month. The small size, ground-floor location, street-facing window, and, above all, location make this an attractive proposition for anyone looking to invest in commercial real estate with affordable capital. Energy class D. A small, already profitable commercial property in a prominent location directly opposite the Ponte San Pietro train station. ST. PETER'S BRIDGE Today, it's a fairly compact municipality—4.67 km², about 6 km from Bergamo—but with nearly 12,000 inhabitants and several distinct areas: the town center, Briolo, Clinica, Villaggio Santa Maria, Piscine, and the hamlet of Locate. Ponte San Pietro is livelier than it might seem at first glance. I wouldn't call it a "nightlife" town, but compared to many municipalities in the Bergamo area, it has one major advantage: it's a small hub with services and transportation links, so there's plenty of activity even outside of the holidays. Interesting fact: The first is in the name itself: the town has been linked for centuries to the bridge over the Brembo River, which connected the two banks. The old bridge was already considered centuries-old when it was closed to traffic in 1836; the new bridge began operating in 1837. Then there's a significant industrial history. The arrival of the railway encouraged the settlement of the Legler family, who developed a large cotton mill starting in 1875. For over four generations, it employed thousands of people and helped transform Ponte from a farming town to an industrial center. Another little-known fact concerns World War II. Ponte San Pietro was repeatedly bombed because the railway bridge was strategic for German connections between Bergamo and Milan. Even an air raid bunker remains from that period, open to visitors near Piazza della Libertà: two tunnels approximately 60 meters long. The municipality opens it free of charge on certain occasions, including June 2nd, Notte Bianca, the patron saint's day, and Christmas markets. And there's also an interesting green side: the Isolotto, along the Brembo, is used for walks, nature, and events.
